(DUBAI, UAE) - Another sign of changing times in the UAE today as Emaar Properties PJSC, known for iconic projects like Burj Khalifa and Dubai Mall, is marketing commercial leases in two of its existing developments, Emaar Square and Emaar Business Park.
According to Ahmad Al Matrooshi, Managing Director - UAE, Emaar Properties, each development benefits from being in the right place. "The key preferences for commercial tenants are ease of access, location in a prestigious neighbourhood, and the amenities provided," he said, adding, "in all these three criteria, Emaar Square and Emaar Business Park rank exceptionally high."
Nothing unusual in the words. What is unusual is their being used by a leading Dubai developers. Now the focus is on setting up business easily in well managed upmarket commercial office parks where some multinational companies already have their UAE and in some cases regional headquarters.
Previously, before the worldwide financial crunch and the Dubai crisis that surfaced in November, commercial properties were marketed in areas that existed only on paper. Potential tenants could not visit the buildings where their new offices might be housed. All they had to do was sign, pay, and the rest would follow.
Today at Emaar Square and Emaar Business Park, fully-fitted or shell and core offices with flexible leasing are being offered in spaces ranging from 3,500 to 28,000 sq. ft. Amenities include advanced telecommunications, a business center, 24/7 security, and maintenance and support.
Moreover, both locations are near stations of the Dubai Metro and provide off-street parking for staff and visitors which sounds normal in big cities around the world and indeed expected but is something quite new for Dubai.
In addition, the office parks are convenient to residential properties developed by Emaar so that living near work might be possible. Emaar Square is centrally located in the 500-acre Downtown Dubai that includes apartment houses as well as Dubai Mall, hotels, restaurants, and entertainment. Anchoring the area is the world's tallest building, the Burj Khalifa.
Emaar Business Park is near the gate to Dubai, on the road toward Abu Dhabi, and directly opposite Dubai Marina with more than 40 residential towers and Emirates Living.
