International real estate consultancy Cluttons is reporting that Phase 1 of the new master-planned commercial development called Sohar Port City is now open for business. The business park is designed to cater to the increasing demand for commercial space as Sohar continues its rapid growth as a major industrial and logistics hub, providing tenants with modern, well considered stock.
Strategically located at the main entrance to Port of Sohar, Port City's masterplan has been carefully considered to accommodate the varied commercial space needs of businesses associated with the Port and Freezone. Conceived as a three phase development, on full completion it will provide an office park, government offices, retail and dining facilities, a petrol station and a mosque.
The first phase of the development has been recently completed by Port City Development LLC, and provides a range of high quality, fully finished office units in two low rise three storey buildings. The six ground floor units available range in size from 163 qm to 351 sqm, while the eight first floor units range from 133 sqm to 283 sqm. Based on early demand, the second floor offices in each building are already fully leased.
The office spaces at Sohar Port City boast a modern exterior and provide tenants with high grade communal areas, good natural light levels and full finishing to allow them to start operating immediately. Flexible design also allow units to be amalgamated if required and extensive parking is provided to make both tenants' and visitors' lives as easy and convenient as possible.
In addition, the first phase also provides six ground floor retail units of around 80 sqm each, and an Oman Oil petrol station. The retail units have been designed primarily for services and food & beverage outlets catering to the daily needs of both Port City tenants and the surrounding area.
Cluttons has been appointed as the sole marketing and leasing agent for the project. Philip Paul, head of country for Cluttons in Oman, said, "We are delighted to be involved in the exciting and innovative Port City commercial park which we feel is uniquely positioned to provide high quality space for tenants as Sohar continues its rapid growth trajectory. Our appointment reflects our successful track record and expertise with marketing and leasing commercial developments in Oman, and our ability to offer market-leading services.
"The recent move of the majority of commercial cargo to Sohar from Muscat has supported the expansion of the Port and Free Zone, and is actively encouraging further investment and improved logistic facilities in the North of the country. This has led to a growth in demand for commercial space as occupiers look to reposition themselves close to the new port and Sohar Port City provides the ideal location for such businesses."
Cluttons has already witnessed strong interest in the development, particularly from the shipping, logistics and banking sectors, and several office units have already been leased before the completion of all phases of the development. The retail units are also proving attractive to branded food & beverage outlets drawn by the prominent positioning next to the busy port entrance.
