Covid Lockdowns, Unpaid Rents Cause Commercial Mortgage Delinquencies to Rise in U.S.

The Mortgage Bankers Association's latest monthly MBA CREF Loan Performance Survey is reporting this week that delinquency rates for mortgages backed by commercial and multifamily properties increased for the second month in a row in December 2020.

"The increase in commercial and multifamily mortgage delinquencies in December is a symptom of the economic slowdown stemming from the recent surge in COVID-19 cases," said Jamie Woodwell, MBA's Vice President of Commercial Real Estate Research. "Delinquencies initially jumped in April and May, driven by the impact the pandemic had on lodging and retail properties. For several months, delinquency rates declined as the economy stabilized. But more recently, the added stress from a winter wave of the virus has weakened the economy and challenged some owners, as property income has been disrupted. The roll-out of multiple COVID-19 vaccines is good news for the long-term, but last month's rise in commercial mortgage delinquencies reinforces that many challenges remain between now and when the economy can fully reopen."

Key Findings from MBA's CREF Loan Performance Survey for December 2020:  

The balance of commercial and multifamily mortgages that are not current increased for the second month in a row in December, driven by more loans becoming newly delinquent.

  • 94.0% of outstanding loan balances were current, down from 94.3% in November.
  • 3.5% were 90+ days delinquent or in REO, unchanged from a month earlier.
  • 0.4% were 60-90 days delinquent, unchanged from a month earlier.
  • 0.7% were 30-60 days delinquent, unchanged from a month earlier.
  • 1.5 % were less than 30 days delinquent, up from 1.0%.
Loans backed by lodging and retail properties continue to see the greatest stress. The overall share of lodging, office and industrial loan balances that are delinquent increased in December.

  • 22.5% of the balance of lodging loans were not current in December, up from 22.1% in November.
  • 11.9% of the balance of retail loan balances were delinquent in December, down from 12.9% in November.
  • Non-current rates for other property types were lower but generally rose during the month.
  • 4.2% of the balances of industrial property loans were non-current, up from 2.5% in November.
  • 2.7% of the balances of office property loans were non-current, up from 2.4%.
  • 1.7% of multifamily balances were non-current, up from 1.6% a month earlier.
Because of the concentration of hotel and retail loans, CMBS loan delinquency rates are higher than other capital sources.

  • 10.5% of CMBS loan balances were non-current in December, up from 10.4% in November. Non-current rates for other capital sources were more moderate and mixed.
  • 2.6% of FHA multifamily and health care loan balances were non-current, down from
  • 2.8% in November.
  • 1.9% of life company loan balances were non-current, up from 1.7% in November.
  • 1.3% of GSE loan balances were non-current, flat from November.
