(ATLANTA, GA) -- The heart of Atlanta's Midtown Art Center will now feature the area's first Mandarin Oriental hotel and residential development.
The resort-style high-rise tower, named the Residences at Mandarin Oriental, Atlanta, was announced Dec. 16 by Atlanta-based Tivoli Properties Inc., a full-service real estate investment, development, sales and marketing company led by founder Scott L. Leventhal.
The luxury residential hotel will feature 198 guestrooms, 38 suites and 71 distinctive residences in a 53-story mixed-use skyscraper. A 22,000-sq.-ft. signature spa, four restaurants and bars, swimming and fitness facilities and a 30th-floor lobby will overlook the vast Atlanta skyline.
According to Leventhal, Tivoli Properties president and chief executive, the Residences at Mandarin Oriental, Atlanta is now marketing its Founder's Program. Limited to the first 30 residences sold, this exclusive program offers priority selection of one of the project's sophisticated homes and its opulent finishes as well as a significant reduction in the cost for the home.
Based on the average unit size in the building, Founders members will realize a $200,000 value, according to the developers. To date, 20 of the 30 Founders reservations have been secured in less than a month since the Mandarin Oriental, Atlanta first went to market.
Located at 1138 Peachtree Street in Atlanta's "Midtown Mile" Arts District, both the hotel and residential aspects of the project will be managed by the Mandarin Oriental Hotel Group.
"The immediate success of the Founder's Program is a testament to a savvy buyer's flight to quality," says Leventhal, a fourth-generation real estate impresario. Mandarin Oriental is synonymous with service excellence and our future residents understand that commitment.
When investing in today's real estate market, buyers want to know they are making the right choice, and in purchasing a residence at Mandarin Oriental, Atlanta, they will have confidence in the superb location and management services of Mandarin Oriental."
One of the first residents to commit to the project is Dr. Brad Goldberg, a prominent local physician.
"Midtown Atlanta is the city's most desirable area -- that is why we want to have a Midtown hotel residence," Goldberg says. "When Mandarin Oriental, Atlanta, was announced, we knew we wanted to have a place there. It is close to Piedmont Park, luxury shopping and the fine arts, so this location brings together everything I want for my family and our lifestyle.
"Having control of your free time is the pinnacle of living well. By choosing Mandarin Oriental, Atlanta, I have all the benefits of a brand new, well-appointed, spacious home, all the services of a renowned hotel and none of the maintenance concerns. Now I can focus on my family, traveling and enjoying our time together in a leisurely way."
The Residences at Mandarin Oriental, Atlanta living spaces will be located on the building's top floors with spectacular views of the city. Residents can enjoy access to all amenities offered by the hotel, such as concierge services, room service, catering, housekeeping, and valet, plus a serene spa, fitness facilities and a swimming pool with city-view elevated amenity deck.
The development will feature clear glass lobby floors on the 30th story overlooking Midtown, Piedmont Park and city lights of Atlanta. At completion, the Mandarin Oriental, Atlanta, designed by Atlanta-based Smallwood, Reynolds, Stewart, Stewart and Associates, will become one of the city's tallest buildings.
Tivoli Properties' selection of this location was a direct result of its proximity to the epicenter of Atlanta's future growth.
One- to four-bedroom residences, ranging in size from 1,700 square feet to 12,000 square feet, are priced from $1.8 million. The sales gallery is scheduled to open this spring.
